What the price figures actually measure

The two headline prices are close, but they are not interchangeable. Redfin reports a $609,597 median sale price from closed transactions for all home types over the three months ending August 2026. Realtor.com reports a $615,000 median listing price from homes offered for sale, with its historical charts running through August 2026.

A listing-price median describes seller asking positions. A closed-sale median describes transactions that finished. Neither is an estimate of a specific property, and neither should be described as a luxury, lakefront or village-level result without a matching sample.

Negotiation and timing

Redfin reports a 97.5% sale-to-list ratio for August 2026, while its three-month competitiveness summary says the average home sold about 3% below list and went pending in around 33 days. Realtor.com separately reports 42 median listing days on market and characterizes September 2026 as a buyer market.

These clocks describe different populations and stages. Pending time, listing days and completed-sale timing should not be blended. For an individual decision, compare the home with recent similar sales, current competition, condition and any price changes.

Broader Houston context

HAR reports 7,100 Greater Houston single-family closings in August 2026, down 11.5% year over year, with 38,947 active listings and 5.3 months of inventory. HAR reported a $330,000 metro single-family median and 54 days on market.
