A Data-Led Seller Pricing Plan for The Woodlands

The August evidence is mixed: Redfin's median sale price was down 4.0% year over year, Realtor.com's median listing price was up 6.22%, Redfin's sale-to-list ratio was 97.5%, and 39.3% of homes had price drops. The right conclusion is not “prices are up” or “prices are down.” It is that a seller needs a property-specific launch and review plan.

Build the comparable set first

Start with recent similar closed sales, then current active and pending competition. Match village or immediate area, property type, size, condition, lot and relevant features. Broad city and ZIP medians belong outside the core set as context.

Choose a launch position

The list price should be defensible against the best available evidence and the seller's timing. It should not simply copy the highest active listing, which has not demonstrated a completed outcome.

Set review checkpoints

Before launch, decide when to review showing activity, repeat interest, feedback, new competition and any offers. Realtor.com's 42-day listing median and Redfin's faster pending summary show why one universal deadline would be misleading.

Measure net terms, not only price

Offer quality includes financing, contingencies, option timing, requested concessions, repairs and closing schedule. A slightly higher price can produce a weaker net result if the other terms are materially less favorable.

  • Use closed, pending and active evidence separately.

  • Document the initial pricing rationale.

  • Schedule feedback checkpoints.

  • Compare offer net terms and certainty.

Keep the clocks separate

Redfin's city page describes closed-sale and pending activity. Realtor.com's city page and downloadable ZIP rows describe listings, asking prices and listing days. HAR's numbers cover Greater Houston, not The Woodlands alone. Zillow's supplied Woodlands-looking URL explicitly says local data is unavailable and displays statewide Texas metrics. Those measures are useful only when their geography, time period and definition remain attached.

None of these figures is a valuation, forecast or promise for a specific address. A current property decision still requires comparable sales, condition, exact location, taxes, insurance, title and contract review.

The most reliable way to apply a broad statistic is to use it as a question generator. Ask why the subject property differs from the median, what changed during the reporting period, which comparable homes support the conclusion and what evidence would change the decision. That approach preserves the value of public data without pretending it is more precise than it is.
