What Do Homes Cost in Alden Bridge?

Recent portal data puts the typical Alden Bridge home near $500,000. Texas is a non-disclosure state, so sale prices are not public record. The figures below are MLS and portal estimates, and each source measures a slightly different period and property mix.

Figures as reported in June 2026. Prices vary widely by street, lot, size and updates.

The takeaway for 2026: values have been broadly flat, homes are taking longer to sell than a year ago, and buyers have more room to negotiate. Pricing within the village depends on lot position (greenbelt or cul-de-sac), square footage and how recently the kitchen, baths and systems were updated.

Homes and Neighborhood Sections in Alden Bridge

Alden Bridge is divided into dozens of smaller neighborhood sections, each with its own streets, cul-de-sacs and pocket parks. The village is essentially built out, so almost every sale is a resale. Buyers who want a brand-new build usually look at new construction elsewhere in the area.

Single-family resale homes
The bulk of the village: brick and stone two-story and one-story homes, most built between the mid-1990s and the 2000s, on established lots with mature pines and oaks.
Greenbelt and preserve lots
Many streets back to wooded reserves or pathways instead of a rear neighbor. These lots tend to draw more buyer interest than comparable homes backing to another yard.
Park-anchored sections
The village has more than 20 named neighborhood parks, including Alden Woods, Windvale, Cottage Green, Deepdale Pond and Lakeside Piper's Green, which help define the sections around them.

What Schools Serve Alden Bridge?

  • Mitchell Intermediate, 6800 Alden Bridge Dr. (inside the village)

Alden Bridge Sports Park

Phase 1 (about $11.2 million of a $17.8 million plan) adds 203 parking spaces, a second entrance at Twinvale Drive and Highway 242, a turf championship field, a full-size artificial field, a new grass field, a pavilion, a playground and restrooms.

The community garden and baseball fields stay open during construction.

Three Township Pools

  • Alden Bridge Pool, 7725 Alden Bridge Dr.: lap lanes, water slide, covered baby pool, shade structures
  • Lakeside Pool, 5001 W. Alden Bridge Dr.: lap lanes, water slide, baby pool; home of The Woodlands Hurricanes swim club
  • Windvale Pool, 7600 Windvale Circle: lap lanes and a splash pad

Commute and Location

Research Forest Drive is the village's main east-west road, with Kuykendahl Road and Highway 242 as the other key routes. Interstate 45 lies to the east and FM 1488 to the north. The Woodlands is car-dependent, so drive the route at rush hour before you commit to a street.

DestinationTypical drive (estimate)

ExxonMobil campus (Springwoods Village)25 to 35 minutes

Property Taxes, MUDs and Deed Restrictions

The Woodlands Township adopted a 2026 tax rate of $0.1694 per $100 of taxable value on September 3, 2026 ($0.1594 maintenance and operations plus $0.0100 debt service), down from $0.1714 in 2025. On a $500,000 taxable value, the township portion is about $847 a year before exemptions.

  • The township rate is only one line of the bill. Owners also pay Conroe ISD, Montgomery County and other taxing units, plus a municipal utility district.
  • Most of the village is in Montgomery County MUD No. 47; part is in MUD No. 46. Both are managed through Woodlands Water.
  • Deed restrictions (covenants) are enforced by The Woodlands Township Covenant Administration. Exterior changes usually need approval from the village Residential Design Review Committee.
  • The Alden Bridge Village Association is a volunteer civic group that meets on the second Tuesday of each month. It has no authority over deed restrictions.

Check the Montgomery County Appraisal District record for any specific address to see its exact taxing units and exemptions.

Buying a Home in Alden Bridge

  1. Confirm school zoning by address. Boundaries do not follow section lines.
  2. Budget for age. Most homes are 20 to 30 years old, so check the roof, HVAC, water heater, plumbing and foundation.
  3. Look at what backs the lot. Greenbelt, pathway and preserve lots differ in privacy, drainage and resale appeal.
  4. Pull the full tax picture. Add the MUD, school district and county rates to the township rate.
  5. Use the 2026 market. Longer days on market and a 98% sale-to-list ratio leave room to negotiate on price, repairs or closing costs.

Selling a Home in Alden Bridge

With homes taking longer to sell than a year ago, pricing right from day one matters more than in 2025. Buyers compare every listing against nearby resales of the same age, so condition and updates drive the final price.

  • Price against recent sales in the same section with a similar lot and level of updates, not the village-wide median.
  • Fix inspection items before listing. Buyers of 1990s and 2000s homes focus on roofs, HVAC and foundations.
  • Show off greenbelt views, pathway access and the nearby pool in photos and listing copy.
  • Be ready to negotiate. Redfin reported price drops on about 38% of listings this spring.
