The takeaway for 2026: values have been broadly flat, homes are taking longer to sell than a year ago, and buyers have more room to negotiate. Pricing within the village depends on lot position (greenbelt or cul-de-sac), square footage and how recently the kitchen, baths and systems were updated.
Alden Bridge is divided into dozens of smaller neighborhood sections, each with its own streets, cul-de-sacs and pocket parks. The village is essentially built out, so almost every sale is a resale. Buyers who want a brand-new build usually look at new construction elsewhere in the area.
Alden Bridge is in Conroe Independent School District. Campus assignments follow district attendance boundaries, which can differ from one street to the next and can change, so confirm zoning for a specific address with the Conroe ISD school locator before you make an offer.

Alden Bridge has more than 20 neighborhood parks, a large sports complex and three public pools. The parks connect to the township pathway network, which covers more than 220 miles across The Woodlands, and the village has three of the township's public pools.
The nearly 42-acre sports park along Highway 242 has lighted soccer and ball fields and a walking trail. A township renovation started in 2026 and is scheduled to finish around March 2027. Phase 1 (about $11.2 million of a $17.8 million plan) adds 203 parking spaces, a second entrance at Twinvale Drive and Highway 242, a turf championship field, a full-size artificial field, a new grass field, a pavilion, a playground and restrooms.
The community garden and baseball fields stay open during construction.
Parks in the village include Alden Bridge Park, Alden Place, Alden Trace, Alden Woods, Bethany Bend, Bluff Creek, Cottage Green, Craftwood, Cypress Pond, Deepdale Pond, Evangeline Oaks, Granite Ridge, Holly Laurel, Lakeside Piper's Green, Pleasant Hill, Slatestone, Spring Hill, Sundance, Windvale and Wynnoak. Daily errands center on the Alden Bridge Village Center at 7800 to 8150 Research Forest Drive, a shopping center of about 143,000 square feet anchored by Kroger and Walgreens, with tenants such as Chick-fil-A, Crust Pizza Co. and El Chaparro Mexican Bar & Grill.
For larger shopping and dining, Research Forest Drive leads east toward The Woodlands Town Center, Market Street, The Woodlands Mall and Hughes Landing. Our Woodlands dining guide covers the restaurants worth the drive.
Research Forest Drive is the village's main east-west road, with Kuykendahl Road and Highway 242 as the other key routes. Interstate 45 lies to the east and FM 1488 to the north. The Woodlands is car-dependent, so drive the route at rush hour before you commit to a street.

With homes taking longer to sell than a year ago, pricing right from day one matters more than in 2025. Buyers compare every listing against nearby resales of the same age, so condition and updates drive the final price.

Alden Bridge is in Conroe ISD. Buckalew Elementary and Mitchell Intermediate are inside the village, and McCullough Junior High feeds The Woodlands High School. Attendance boundaries can vary from street to street and can change, so confirm the assigned campuses for a specific address with the Conroe ISD school locator.
The village opened in 1994, and most homes were built from the mid-1990s through the 2000s. HAR lists a median build year of 1999 across about 7,020 single-family properties. The village is essentially built out, so nearly all listings are resale homes with mature trees and established landscaping.
Alden Bridge has three township pools (Alden Bridge, Lakeside and Windvale), more than 20 neighborhood parks, and the nearly 42-acre Alden Bridge Sports Park, which is being renovated through about March 2027. Its parks connect to The Woodlands pathway network of more than 220 miles.
The Woodlands Township 2026 rate is $0.1694 per $100 of taxable value, adopted September 3, 2026. That is only part of the bill. Owners also pay Conroe ISD, Montgomery County and a municipal utility district, mostly MUD No. 47. Check the appraisal district record for a specific address.
Alden Bridge is governed by deed restrictions that The Woodlands Township enforces, and township parks and pools are funded mainly through the township property tax. The Alden Bridge Village Association is a volunteer civic group with no authority over deed restrictions. Some individual sections may have their own association, so check each listing.
Demand is steady, but the 2026 market is slower than last year. Redfin reported a median of 40 days on market versus 15 a year earlier, with a 98% sale-to-list ratio. Sellers who price against recent nearby sales and fix inspection items first tend to sell faster and closer to asking.
Texas does not require sale prices to be disclosed, so price figures are MLS and portal estimates. Verify school zoning, taxes and HOA dues for a specific address.
