The Woodlands ZIP Asking-Price Comparison

August 2026 median asking prices were $589,000 in 77380, $549,500 in 77381, $539,945 in 77382 and $391,500 in 77384. Median asking price per square foot was $236, $232, $222 and $171 respectively. The spread is meaningful context, but ZIP codes are not interchangeable neighborhoods and these are not closed-sale prices.

Rankings are descriptive, not value judgments

The four rows describe the mix of homes offered in each ZIP during one month. A higher median may reflect size, age, condition, lot, location or price-tier composition. It does not mean every home in the higher-median ZIP is worth more than every home in another ZIP.

Year-over-year movement was mixed

Asking medians were up 1.55% in 77380 and 6.18% in 77381, but down 0.93% in 77382 and 4.28% in 77384. That divergence is a reason to retain the individual rows instead of publishing one blended Woodlands direction.

Buyer use

Use the comparison to set search expectations and identify where current asking inventory may fit a budget. Then evaluate the actual home, village, school boundary, tax district and comparable sales. The ZIP median should not be used as an offer formula.

Seller use

Use the correct ZIP row as one broad competitive reference, then narrow to similar active and closed properties. A seller should not borrow the highest ZIP median when the subject property's comparable set points elsewhere.

Practical checklist

  • Confirm the property ZIP and village separately.

  • Compare size and condition.

  • Separate asking $/sq. ft. from sold $/sq. ft.

  • Use current comparable sales for valuation.

Keep the clocks separate

Redfin's city page describes closed-sale and pending activity. Realtor.com's city page and downloadable ZIP rows describe listings, asking prices and listing days. HAR's numbers cover Greater Houston, not The Woodlands alone. Zillow's supplied Woodlands-looking URL explicitly says local data is unavailable and displays statewide Texas metrics. Those measures are useful only when their geography, time period and definition remain attached.

None of these figures is a valuation, forecast or promise for a specific address. A current property decision still requires comparable sales, condition, exact location, taxes, insurance, title and contract review.

The most reliable way to apply a broad statistic is to use it as a question generator. Ask why the subject property differs from the median, what changed during the reporting period, which comparable homes support the conclusion and what evidence would change the decision. That approach preserves the value of public data without pretending it is more precise than it is.
