The Woodlands and Greater Houston figures answer different questions. Redfin reports a $609,597 Woodlands median sale price for the three months ending August 2026. HAR reports a $330,000 Greater Houston single-family median for August, 7,100 closings, 38,947 active listings and 5.3 months of inventory. The gap is context, not a direct apples-to-apples premium calculation.

Geography comes first

HAR's update covers the Greater Houston market. Redfin's page is labeled The Woodlands and includes all home types. The series differ in boundary, property-type treatment and timing window, so dividing one median by the other would imply a precision the sources do not support.

Regional balance

HAR said August single-family sales declined 11.5% year over year, inventory held at 5.3 months and days on market increased from 52 to 54. That supports a broader story of more balance across the metro, but it does not prove the same supply level inside The Woodlands.

Local negotiation

The local Redfin ratio of 97.5%, local price-drop share of 39.3% and Realtor.com 42-day listing median are more relevant to a Woodlands negotiation than the metro median. Even those local measures remain too broad for a specific village or price tier.

Use a hierarchy of evidence

Start with the property and immediate comparable set. Then use city-level Woodlands data. Use Greater Houston data last, as macro context. Keeping that order prevents a broad regional report from overpowering more relevant local evidence.

  • Do not calculate an unsupported local premium.

  • Match property types and periods.

  • Prioritize the most local reliable evidence.

HAR's numbers cover Greater Houston, not The Woodlands alone. Zillow's supplied Woodlands-looking URL explicitly says local data is unavailable and displays statewide Texas metrics. Those measures are useful only when their geography, time period and definition remain attached.

None of these figures is a valuation, forecast or promise for a specific address. A current property decision still requires comparable sales, condition, exact location, taxes, insurance, title and contract review.

The most reliable way to apply a broad statistic is to use it as a question generator. Ask why the subject property differs from the median, what changed during the reporting period, which comparable homes support the conclusion and what evidence would change the decision. That approach preserves the value of public data without pretending it is more precise than it is.
