Live MLS statistics for Sterling Ridge: active listings, median prices and recent sales, updated automatically from the Houston Association of REALTORS®.
MLS data as of September 2026 (prices: Stahley Davis Properties, Feb 2026)
Sterling Ridge is one of the villages of The Woodlands. It sits west of Town Center along Woodlands Parkway, Kuykendahl Road and FM 2978, and it covers everything from attached homes to custom estates inside Carlton Woods. That spread gives it one of the widest price ranges of any village.
This guide covers what homes cost, the neighborhoods inside the village, school zoning, parks, shopping, commute routes and taxes. Texas is a non-disclosure state, so every price here is an MLS or portal estimate. Confirm current numbers with a live comp pull before you buy or list.
The median sale price in Sterling Ridge was about $850,000 in February 2026. Carlton Woods pulls the top of the range well into the millions, so the median sits higher than in most Woodlands villages.

Sterling Ridge is a village, not a single subdivision. It holds dozens of named neighborhoods, each with its own street layout, lot sizes and build era. These are the ones buyers ask about most.
Other Sterling Ridge sections include Artist Grove, Bantam Woods, Bonny Branch, Knightsgate, Queenscliff, Rhapsody Bend, St. Peter’s Gate, Terrace Mill and Wyckham. If you are comparing villages, Alden Bridge is a nearby village to the northeast.
Most of Sterling Ridge is in Conroe ISD. May Valley, on the western edge, pays Magnolia ISD taxes and attends Magnolia ISD schools. Zones can be redrawn, and they do not follow village lines. Check every address with the district’s boundary tool before you go under contract.

At 11800 Cranebrook Drive, next to Tough Elementary: a beach-entry pool with a slide and spray features, plus tennis courts and play equipment.
A private club with the Jack Nicklaus Signature Course (opened 2001, inside Sterling Ridge) and the Tom Fazio Championship Course (2005, in Creekside Park). Its clubhouse is about 53,000 sq ft. Membership is separate from buying a home.

With the Kroger closed, full-service grocery runs from most Sterling Ridge streets now mean a drive to Walmart or to stores on Kuykendahl, FM 2978 or in Town Center. Test that drive from the specific street you are considering.
Sterling Ridge is the western end of The Woodlands, so it is the farthest village from I-45 and closer to FM 2978 and the Grand Parkway corridors. Woodlands Parkway is the main route east to Town Center and the interstate.

|---|---|---|
| I-45 | East on Woodlands Parkway to Exit 76B | Crosses the length of The Woodlands; traffic lights set the pace |

Price by section, not by village. A golf-course lot in the Player sections, an interior lot in Winterra and a Carlton Woods estate each need their own comps, and the village median tells you little about any one of them.

Yes. The original Carlton Woods, about 827 acres around the Jack Nicklaus Signature Course, sits inside the Village of Sterling Ridge behind a 24-hour staffed gate. A second section, Carlton Woods Creekside, is in the Village of Creekside Park. Carlton Woods has its own owners association, and membership in The Club at Carlton Woods is separate from owning a home.
No. Most of Sterling Ridge is open, like the other villages of The Woodlands, with streets and pathways connecting to the rest of the Township. The exception is Carlton Woods, the guard-gated golf enclave inside the village. If a listing says Carlton Woods, confirm whether the home is actually inside the gates, because dues and deed restrictions differ.
Sterling Ridge opened in 1999, the year of The Woodlands’ 25th anniversary, which inspired its name. Most sections were built during the 2000s and 2010s, so the homes are generally newer than in eastern villages such as Grogan’s Mill and Panther Creek. Buyers touring 2000s-era homes should check the age of the roof, HVAC and water heater.
On 2025 tax bills, most Sterling Ridge homes in MUD 46 paid a combined rate of about $1.84 per $100 of value, covering Montgomery County, Conroe ISD, the MUD and the Township. May Valley, in Magnolia ISD, ran higher. The Township lowered its own rate to $0.1694 for 2026. Check a parcel’s actual bill with the Montgomery County Appraisal District.
Sterling Ridge has 19 public parks. Terramont Park has disc golf, a skate park, a dog park and lighted courts, and Cranebrook Park has a beach-entry pool. The village also has the Gary Player Course at The Woodlands Country Club and the private Nicklaus course at Carlton Woods, plus a farmers market run by the village association.
Downtown Houston is about 37 miles away, typically 45 to 75 minutes by car depending on traffic. Most drivers take Woodlands Parkway east to I-45, then I-45 or the Hardy Toll Road south. IAH is about 30 miles from The Woodlands. The ExxonMobil campus near I-45 and the Grand Parkway is reached by Kuykendahl Road or I-45.
Start with an online estimate, then get a comparison against recent sales in your own section, because a golf-course lot, an interior lot and a Carlton Woods estate price very differently. The Kink Team at Keller Williams The Woodlands prepares section-level pricing. Use the home value page on this site or call (281) 364-4828.
Texas does not require sale prices to be disclosed, so price figures are MLS and portal estimates. Verify school zoning, taxes and HOA dues for a specific address.
