The Woodlands had a $615,000 median listing price on Realtor.com and a $609,597 median sale price on Redfin for August 2026. Those figures are close enough to look interchangeable, but they describe different groups of homes and different moments in a transaction. Realtor.com's city page also showed a $489,250 median sold price, which illustrates why source methodology and timing matter more than choosing the most convenient headline.
What an asking-price median tells you
A median listing price is the midpoint of homes offered for sale in the provider's current or historical listing set. It reflects seller positioning and the mix of homes on the market. It does not tell you what those homes will close for. In the four downloaded ZIP rows, August median asking prices ranged from $391,500 in 77384 to $589,000 in 77380, with 77381 at $549,500 and 77382 at $539,945.
What a closed-sale median tells you
A sale-price median uses completed transactions. Redfin reports $609,597 for all home types over the three months ending August 2026, down 4.0% from the comparable prior-year period. Completed sales can lag today's competition because the listing, contract and closing stages happen at different times.
How a buyer should use both
Use asking data to understand current alternatives and seller positioning. Use recent, similar closed sales to test value. Then adjust for condition, lot, updates, exact village and concessions. A city median is a boundary around the conversation, not the offer price.
How a seller should use both
Current asking data helps identify competition. Closed sales help establish what buyers recently completed. A listing plan should reconcile both, rather than simply matching the highest active price or treating a broad median as an appraisal.

Keep the clocks separate
Redfin's city page describes closed-sale and pending activity. Realtor.com's city page and downloadable ZIP rows describe listings, asking prices and listing days. HAR's numbers cover Greater Houston, not The Woodlands alone. Zillow's supplied Woodlands-looking URL explicitly says local data is unavailable and displays statewide Texas metrics. Those measures are useful only when their geography, time period and definition remain attached.
None of these figures is a valuation, forecast or promise for a specific address. A current property decision still requires comparable sales, condition, exact location, taxes, insurance, title and contract review.
The most reliable way to apply a broad statistic is to use it as a question generator. Ask why the subject property differs from the median, what changed during the reporting period, which comparable homes support the conclusion and what evidence would change the decision. That approach preserves the value of public data without pretending it is more precise than it is.
