Asking prices, inventory, market time and price-cut rates for the four Woodlands-area ZIP codes, compared with Montgomery County and the Houston metro on identical definitions. October 2026 data.
October 2026 data. Verified November 7, 2026.
What do The Woodlands asking prices, inventory and market time show in October 2026?
All four Woodlands-area ZIP codes carry median asking prices above both Montgomery County and the Houston metro, from $414,900 in 77384 up to $619,500 in 77380, and they sell their asking position at $220 to $244 per square foot against $168 metro wide. Market time has lengthened since the summer and now runs 44 to 57 days. Every figure here is a listing-side measure, so it describes what sellers are asking and how long listings sit, not what homes closed for, and none of it values a specific address.

What these numbers measure, and what they do not
Every figure in this report is drawn from one file: Realtor.com Research residential listing inventory for October 2026. That is deliberate. Mixing an asking-price median from one vendor with a closed-sale median from another and a months-of-inventory figure from a third produces a comparison where none of the terms line up, and the reader cannot tell which difference is the market and which is the method.
The cost of that choice is that nothing here is a closed sale. A median asking price describes where sellers started. It is not evidence of what buyers paid, and the gap between the two can move independently of either. For completed-transaction medians, months of inventory and days to close across Greater Houston, cite the Houston Association of Realtors monthly report directly, with its period stated.
One definitional point worth knowing before reading the table. Realtor.com labels 77380, 77381 and 77382 as Spring, Texas and 77384 as Conroe, Texas, because those are postal place names. They are not community names, and they are not evidence that these ZIPs sit outside The Woodlands. This is the same reason a ZIP row cannot stand in for a village.
The Woodlands sits above its county and metro on every price measure
Median asking prices in October 2026 were $619,500 in 77380, $530,000 in 77382, $525,000 in 77381 and $414,900 in 77384. Montgomery County as a whole was $379,303 and the Houston-Pasadena-The Woodlands, TX metro was $350,000. Even the lowest Woodlands ZIP asks roughly 9% above the county and about 19% above the metro.
Asking price per square foot separates the areas more cleanly than the headline median, because it is less sensitive to the mix of house sizes in a given month. The four ZIPs ran $220 to $244 per square foot against $173 county wide and $168 across the metro. That is a premium of roughly 27% to 45% over the metro on a per foot basis, and it is the most durable of the signals in this report.
Year-over-year direction is mixed inside The Woodlands and should not be flattened into one number. Asking medians rose 12.12% in 77381 and 5.54% in 77380, were essentially flat at 0.95% in 77382, and fell 5.27% in 77384. The county was flat at negative 0.18% and the metro fell 2.23%. Three of the four ZIPs therefore moved against the metro trend, though a change in the mix of size, age, condition or price tier can move a median even when individual home values do not move by the same amount.
Market time has lengthened, and that is the real change since summer
Median days on market across the four ZIPs now runs 44 to 57 days: 44 in 77381, 53 in both 77380 and 77382, and 57 in 77384. Montgomery County sits at 59 days and the metro at 57. So The Woodlands is at or modestly faster than its region rather than meaningfully quicker.
The direction matters more than the level. In the August 2026 release the same four ZIPs ran 39 to 44 days. Listings are now sitting roughly one to two weeks longer than they were at the end of summer, and 77380 has moved from the fastest of the four to among the slowest. A seller working from summer expectations will mis-set both price and timeline.
Price-cut behavior varies far more by ZIP than market time does, which is why a single citywide rule of thumb is unhelpful. The share of active listings carrying a reduced price was 30.94% in 77381 and 25.0% in 77380, but only 17.47% in 77382 and 22.6% in 77384. County wide the share was 22.2% and metro wide 20.33%. A high share tells you sellers in that ZIP have been adjusting, not that any particular home is overpriced.
How to use this report
For a seller, this is competition context and nothing more. It establishes what else a buyer can choose from in the same ZIP, at what asking price, and how long those listings have been waiting. It does not set a list price. That requires recent comparable closed sales, the condition and finish of the specific home, its exact location within the village, and the current active competition at that price tier.
For a buyer, the useful read is the spread. The per square foot gap between the Woodlands ZIPs and the wider metro is the premium being paid for the location, and the price-cut share plus days on market indicate how much room there may be to negotiate in a given ZIP. Neither figure licenses a particular offer. The listing history of the individual property, how it is priced against its own comparable sales, and the number of competing offers decide that.
Because ZIP codes cross neighborhood boundaries, no row here is labeled as a village, luxury tier or waterfront result. 77382 alone covers Sterling Ridge, Alden Bridge and Carlton Woods, which span very different price tiers, so its median describes the blend and not any one of them.
Frequently asked questions
Are these sale prices or asking prices?
Asking prices. Every figure comes from Realtor.com Research listing inventory, which measures homes offered for sale. For closed-sale medians, cite the Houston Association of Realtors monthly report with its period stated.
Why does Realtor.com label Woodlands ZIP codes as Spring and Conroe?
Those are postal place names attached to the ZIP code, not community names. 77380, 77381 and 77382 carry a Spring, Texas postal label and 77384 carries Conroe, Texas. It does not mean the ZIPs fall outside The Woodlands.
Do Woodlands ZIP boundaries match village boundaries?
No. 77382 alone covers Sterling Ridge, Alden Bridge and Carlton Woods, which sit in different price tiers. A ZIP median describes the blend, so it cannot be presented as a village figure.
Is The Woodlands market faster than the rest of Houston?
Only slightly, on this measure. Woodlands ZIPs ran 44 to 57 median days on market in October 2026 against 57 metro wide and 59 county wide. The clearer difference is price, not speed: the ZIPs ask $220 to $244 per square foot against $168 across the metro.
Can this report tell me what my home is worth?
No. It is ZIP, county and metro level context. A specific valuation needs current comparable closed sales, the condition and location of the property, and a review of the actual listing record.
Live MLS statistics for The Woodlands, including sold medians, are displayed through the iHomeFinder market report on our area pages. That data is IDX licensed for display, so it is shown there rather than copied into this report.
