One caveat on the Sterling Ridge numbers: Redfin tracks Carlton Woods as a separate neighborhood, so the $10.5 million top of the active-listing range comes from a different dataset than the Redfin median. Redfin's own summary also shows that a single month can swing hard. It put Sterling Ridge's August figure at $528K, down 25.6%, a reminder that the mix of homes that close in any one month can move the number as much as any change in value.

Where Are Sterling Ridge and Alden Bridge Located in The Woodlands?

Sterling Ridge sits on the western edge of The Woodlands and includes the original section of Carlton Woods. Its commercial spine is Woodlands Parkway, where Regency Centers counts about 39,314 vehicles per day past the village center. Alden Bridge is organized around Research Forest Drive. Regency reports about 26,616 vehicles per day at the Alden Bridge Village Center. Both village centers carry 77382 addresses, and The Woodlands Township places both villages in Montgomery County.

The two villages also opened at different times. The Woodlands Development Company's history records the Village of Alden Bridge's grand opening in 1994 and the start of construction on the Alden Bridge shopping center in 1997. The Sterling Ridge Village Center opened in 2001, and a YMCA facility followed there in 2003. That gap of roughly seven years shows up directly in the age of the homes each village has for sale today.

Which Village Has Easier Access to I-45, the Grand Parkway and the ExxonMobil Campus?

We could not verify drive times from a source we would cite, so here is the road network instead. Both Woodlands Parkway (Sterling Ridge) and Research Forest Drive (Alden Bridge) run east across The Woodlands toward Interstate 45. Buyers commuting south toward Houston generally get on I-45 or the Hardy Toll Road, which sits on the community's east side. Buyers headed west or around the region generally use the Grand Parkway (SH 99), which runs south of The Woodlands.

The ExxonMobil campus in Spring is a key commute for many buyers in both villages. The Woodlands Development Company notes that ExxonMobil announced the campus in 2011 "along the future site of the Grand Parkway near the intersection of Interstate 45 and Hardy Toll Road," and Wikipedia's summary of The Woodlands says employees began relocating there in 2014, with full occupancy in 2015. Because Sterling Ridge sits on the western edge, its trips to that I-45 and Hardy interchange generally cross more of The Woodlands than trips from Alden Bridge. Which Schools Serve Sterling Ridge and Alden Bridge?

Both villages are in Conroe ISD. The Kink Team's Woodlands schools guide notes that a portion of Sterling Ridge on its western May Valley edge falls in Magnolia ISD. At the high school level, Wikipedia's summary says The Woodlands High School (6101 Research Forest Drive) serves the western portion of The Woodlands. The Woodlands College Park High School (3701 College Park Drive), which opened in 2005, serves the eastern portion.

The line between those two high schools follows elementary attendance zones, and our schools guide notes that the split runs through several villages, including Sterling Ridge. According to Wikipedia's page on the school, The Woodlands High School draws from Mitchell and Wilkerson intermediate schools and McCullough Junior High School. The Woodlands College Park High School draws from Collins and Wilkerson intermediate schools and Knox Junior High School. What Do Homes Cost in Sterling Ridge vs Alden Bridge?

This is the biggest difference between the two villages. Over the three months ending August 2026, Redfin put the Sterling Ridge median at about $730K, with 79 homes sold in August compared with 83 a year earlier. Alden Bridge's median was about $483K, with 90 homes sold in August compared with 100 a year earlier. For context, the wider 77382 ZIP code posted a median of about $595K over the same three months, down 8.4%.

Price per square foot is where the comparison gets interesting. Alden Bridge ($203) is slightly above Sterling Ridge ($197) on Redfin's median, even though the typical Sterling Ridge sale is far higher. That means a move-up buyer in Sterling Ridge is mostly paying for more house: active listings there have a median of 3,583 square feet versus 2,377 in Alden Bridge, according to neighborhoods.com. Homes are also selling a bit more slowly than a year ago in both villages. Redfin's August 2026 data shows price drops on 40.3% of Alden Bridge homes and 35.7% of Sterling Ridge homes, which gives buyers some room to negotiate. According to neighborhoods.com, active Alden Bridge listings were built between 1984 and 2012, range from 1,134 to 6,282 square feet, and include attached homes and single-family homes. For move-up buyers, Alden Bridge often means a larger resale home on an established, wooded street. The trade-off is that you should budget for roofs, HVAC systems and finishes that may be decades old.

Active Sterling Ridge listings were built between 2001 and 2022 and range from 1,424 to more than 17,000 square feet. The high end reflects the custom estates of Carlton Woods, the gated community that Community Impact notes "originally was a village in its own right" before becoming part of Sterling Ridge. What Amenities Do the Two Villages Offer?

Village centers. The Alden Bridge Village Center covers 142,964 square feet and is anchored by Kroger and Walgreens, with tenants including Club Pilates, Pure Barre, Crust Pizza Co. and El Chaparro, according to Regency Centers. The Sterling Ridge Village Center covers 128,643 square feet, and Regency now lists CVS and Crunch Fitness as its anchors, alongside Perry's Grille, Cava and The UPS Store. Sterling Ridge lost its grocery anchor when Kroger closed there in April 2025, according to Community Impact, which reported that leasing talks were underway for the 36,000-square-foot space. If a grocery store you can walk or bike to matters to you, Alden Bridge currently has one and Sterling Ridge does not.

Pools and parks. The Woodlands Guide lists 14 public pools and aquatic facilities across the Township. Three of them (Alden Bridge, Lakeside and Windvale) are in Alden Bridge, and Cranebrook Pool, at Cranebrook Park, is in Sterling Ridge. The Township calls Alden Bridge "one of the largest villages in The Woodlands," and its Sterling Ridge page notes that the village is home to the Gary Player Golf Course and near Forestgate Park.

How Do HOA Fees, Township Taxes and Covenants Work in Each Village?

Both villages fall under The Woodlands Township, which levies a property tax. On September 3, 2026, the Township board adopted a 2026 rate of $0.1694 per $100 of value, down from $0.1714. That rate is the same in Sterling Ridge and Alden Bridge. Each village also has its own civic body. These are the Sterling Ridge Village Association (sterling-ridge.org), which meets the first Thursday of each month, and the Alden Bridge Village Association (aldenbridge.org), which meets the second Tuesday.
