Realtor.com's Woodlands page reports a $2,750 median monthly rent and a $615,000 median listing price, with both series dated through August 2026. Those two medians describe different property sets and are not enough to calculate whether an individual should rent or buy. They do establish a current starting point for a complete cost comparison.

Why price divided by rent is incomplete

A purchase comparison needs financing terms, down payment, property taxes, insurance, HOA or association charges, MUD obligations, maintenance, transaction costs and expected holding period. A rental comparison needs the exact lease, deposits, utilities, renter insurance and likely renewal terms.

The medians may not describe the same home

The median rental listing can differ in size, location, condition and property type from the median for-sale listing. Comparing the two headline figures as if they represent the same house can create a false precision.

Build scenarios

Compare at least three purchase cases using actual lender quotes and property-specific taxes and insurance. Compare those with current rentals that meet the same space and location needs. Keep appreciation, rent growth and future rates as assumptions, not facts.

Decision factors beyond the monthly payment

Flexibility, maintenance responsibility, cash reserves, renovation control and the expected length of stay can outweigh a small modeled payment difference. The market data helps frame the search; it does not choose the tenure decision.

Practical checklist

  • Match comparable homes.

  • Use property-specific tax and insurance figures.

  • Model transaction costs and holding period.

  • Label every forecast assumption.

Keep the clocks separate

Redfin's city page describes closed-sale and pending activity. Realtor.com's city page and downloadable ZIP rows describe listings, asking prices and listing days. HAR's numbers cover Greater Houston, not The Woodlands alone. Zillow's supplied Woodlands-looking URL explicitly says local data is unavailable and displays statewide Texas metrics. Those measures are useful only when their geography, time period and definition remain attached.

None of these figures is a valuation, forecast or promise for a specific address. A current property decision still requires comparable sales, condition, exact location, taxes, insurance, title and contract review.

The most reliable way to apply a broad statistic is to use it as a question generator. Ask why the subject property differs from the median, what changed during the reporting period, which comparable homes support the conclusion and what evidence would change the decision. That approach preserves the value of public data without pretending it is more precise than it is.
