See how August 2026 active and new listing counts differed across four Woodlands-area ZIP codes, without treating counts as months of supply.

The Woodlands Active Inventory by ZIP

Realtor.com Research counted 109 active listings in 77380, 125 in 77381, 170 in 77382 and 167 in 77384 for August 2026. New-listing counts were 24, 36, 48 and 52. These counts show the size of each provider-defined monthly listing set. They are not months of supply because that calculation requires a consistent sales-rate denominator.

Where buyers saw more choices

The largest active counts in this four-ZIP set were 170 in 77382 and 167 in 77384. The smallest was 109 in 77380. More listings can mean more visible choice, but not necessarily more suitable choice at a buyer's price, property type or condition requirements.

New listings are a flow measure

The new-listing count shows additions during the month, while active count is the available stock measured by the dataset. Dividing one by the other does not create an absorption rate, and neither count tells us how many listings were duplicates, withdrawn or carried from prior months without additional provider definitions.

Buyer planning

A buyer can use the counts to decide how wide a search should begin and how often to review new inventory. A narrow requirement may still produce few realistic options even in the ZIP with the highest active count.

Seller planning

Sellers should inspect the homes that actually compete on price, size, condition and location. The broad count is an early signal, while the relevant competitive set is usually much smaller.

Practical checklist

  • Do not call active count months of supply.

  • Review current listings, not only the August snapshot.

  • Filter by comparable property type.

  • Track withdrawn, pending and closed competition separately.

Keep the clocks separate

Redfin's city page describes closed-sale and pending activity. Realtor.com's city page and downloadable ZIP rows describe listings, asking prices and listing days. HAR's numbers cover Greater Houston, not The Woodlands alone. Zillow's supplied Woodlands-looking URL explicitly says local data is unavailable and displays statewide Texas metrics. Those measures are useful only when their geography, time period and definition remain attached.

None of these figures is a valuation, forecast or promise for a specific address. A current property decision still requires comparable sales, condition, exact location, taxes, insurance, title and contract review.

The most reliable way to apply a broad statistic is to use it as a question generator. Ask why the subject property differs from the median, what changed during the reporting period, which comparable homes support the conclusion and what evidence would change the decision. That approach preserves the value of public data without pretending it is more precise than it is.
