Closings in June were two and a half times January's. Since most closings follow a contract signed 30 to 60 days earlier, the buyers behind those June numbers were touring homes in spring. For many Carlton Woods sellers, that points to having photography finished and the listing live by late winter or early spring. A fall listing can still sell, but expect fewer active buyers.

Sellers also have more competition than they did a few years ago. HAR reported a record 40,750 active listings across Greater Houston in July 2026, with a median of 53 days on market, up from 50 a year earlier. Club membership. According to The Club at Carlton Woods, the club offers an Equity Golf membership and an Equity Sports/Social membership. Equity Golf covers both golf courses plus tennis, fitness, the pool, dining, and the spa. Equity Sports/Social covers everything except golf. The club's membership page does not say whether membership transfers with a home, and rules can change. Don't describe membership terms in the listing without written confirmation from the club, and tell buyers to confirm directly.

The golf. The club's golf page lists the Jack Nicklaus Signature Course, opened in 2001, and the Tom Fazio Championship Course, opened in 2005 in Carlton Woods Creekside along the Spring Creek bluffs and playing 7,358 yards. The club also notes it has hosted The Chevron Championship since 2023.

Covenants and design review. The Woodlands Township's covenant administration requires prior approval for exterior changes. The Township's Residential Design Review Committees page lists nine village committees. Carlton Woods is not named among them, so confirm which body reviews changes for your specific address.
